Voicemails
This is probably the most overlooked aspect by real estate agents. Most people make phone calls and leave some mundane message like “give me a call if you have any questions” which doesn’t NOTHING to establish rapport or give the buyer confidence in you. When you are working with a client, your messages must be concise and must demonstrate that you are working hard for them.
Let them know you found out more information on properties without being asked and let them know you previewed properties so you could eliminate ones that were not a match for their goals. Messages like these further establish your role as the expert.
Showing Property
Many people get into real estate for the fun of showing property. Don’t treat this as a stroll in the park though or you will end up showing 50+ homes. When you are showing property you must take the time to use scripts that dig deeper into the customers goals.
Questions like:
What would you rate this property on a scale of 1 to 10?
If it’s not an 8 or higher, dig deeper and ask, What would make it a 10?
Digging deeper on issues in the field will help you to quickly narrow their requirements even further from the buyer appointment.
